Once we have established a balance between demand and the additional capacity of the proposed development, we can provide Development and Operating appraisals which optimise the combinations of unit type, size, pricing and tenure.
Our development experience and library of previous projects enables us to create appraisals without the need for sketch designs – minimising the potential for costly and time consuming abortive work by design teams.
These appraisals are particularly useful to test whether capital subsidies may be required and enable any capital or revenue subsidy requirements to be minimised through variations within the overall development proposal.
They also enable the costs of occupancy to be forecast at an early stage to inform early ‘in principle’ discussions between commissioners and their delivery partners, to avoid affordability issues arising when delivery is already underway.
